EMORY PROTON THERAPY CENTER
Healthcare // Atlanta, Georgia
The Emory Proton Therapy Center, located along Peachtree Street in Midtown Atlanta, serves as the only proton treatment center in Georgia. It features five treatment rooms featuring Varian’s ProBeam proton therapy system, includes a full treatment planning suite and structured parking. Spanning 115,000 square feet, this $275 million project expands Emory’s cancer treatment capabilities adjacent to their Emory Midtown hospital.

ART CENTER LOFTS
Multifamily // Tampa, Florida
Art Center Lofts, located in downtown Tampa, Florida along the Hillsborough River, features 42 loft condominiums. This five-story project features a combination of flats and two-level units at the upper level. The project is designed for each unit to take advantage of waterfront views and is situated along the downtown Tampa Riverwalk connecting each resident with the attractions of downtown Tampa.

INFINITY HALL
Higher Education // Gainesville, Florida
Infinity Hall is a 312-bed living-learning community developed in partnership with the University of Florida. This all-suite student community features 19,000 square feet of ground floor space dedicated to entrepreneurship and innovation. Users include the UF Fab Lab, MINT graphics design studio, Launchpad incubator, mindfulness studio and the Gator Hatchery. Infinity Hall was one of the first innovation inspired living-learning communities delivered in the country.
Infinity Hall was a 2016 Urban Land Institute’s Award for Excellence Winner.

BOX FACTORY LOFTS
Adaptive Reuse // Tampa, Florida
Originally constructed as a cigar box factory (circa 1915) in the historic Ybor City section of Tampa, Box Factory Lofts was transformed into a 53-unit residential condominium. Since the building footprint occupied most of the site, a new parking area was built inside one end of the building. To replace the square footage lost to parking while creating dramatic two-story loft homes, a new partial floor and roof was added. This addition was set back from the face of the building so that it did not visibly altering the appearance of the building. The existing courtyard that was once used to dry cigar box wood, was converted to the swimming pool amenity. The existing masonry walls were carefully restored and the deteriorated windows were replaced with long-lasting, insulated windows similar in appearance to the originals.
Box Factory Lofts received a Florida Trust for Historic Preservation, Preservation Award for Adaptive Reuse and a Hillsborough County City/County Planning Commission Award of Excellence for Historic Preservation/Restoration.






LOBO RAINFOREST AT INNOVATE ABQ
Student Housing and Innovation Center // Albuquerque, New Mexico
Lobo Rainforest is a 310-bed living-learning community developed as a public-private partnership with the University of New Mexico and is located within Innovate ABQ innovation district. This apartment style student community features over 25,000 square feet of ground floor space dedicated to entrepreneurship and innovation. Users include the UNM’s Innovation Academy, Sandia National Labs, Air Force Research Labs, STC.UNM and General Atomics which are focused on accelerating the commercialization of intellectual capital into successful startup companies.

MARYLAND PROTON TREATMENT CENTER
Healthcare // Baltimore, Maryland
The Maryland Proton Treatment Center, located within the University of Maryland BioPark in Baltimore, is a 135,000 square foot proton treatment center featuring five treatment rooms, research space and ground level retail. This $300 million project features the latest in pencil beam scanning technology from Varian’s ProBeam proton therapy system and includes a full treatment planning suite including a MRI, CT and PET CT.

STERLING OAKS AT LENOX HILLS
Multifamily // Atlanta, Georgia
Sterling Oaks is a townhome development nestled in the Lenox Hills neighborhood of Atlanta. It was a redevelopment of an underutilized site that once housed a low-density apartment project. Sterling Oaks features 68 three-story townhomes with attached garages, 10-foot ceilings and hardwood floors designed around a grove of heritage oak trees that serve as the focal point of the community.

1010 CENTRAL
Multifamily // St. Petersburg, Florida
1010 Central, located in downtown St. Petersburg, features 114 loft-style condominiums across from Tropicana Field. The project’s location within the Central Arts District puts its residents steps away from downtown St. Petersburg’s vibrant arts scene as well as shopping and dining. In addition to traditional residences, 1010 Central also features ground level retail and live-work townhomes that allow office or retail and living arrangements on separate levels.






DEACON PLACE
Student Housing // Winston-Salem, North Carolina
Deacon Place, located adjacent to Wake Forest University, features 328 beds of apartment style student living within walking distance to campus. Deacon Place is the only purpose-built student housing community within walking distance of campus and features a combination of flats and townhome unit layouts. Each apartment features hardwood floors, 9-foot ceilings, granite countertops and stainless appliances. Deacon Place attracts upper classmen and graduate students attending Wake Forest and offers amenities including a swimming pool, putting green, fitness center and clubhouse.
Wake Forest University purchased this community in 2018 and is now part of their on-campus offerings for housing.

CALIFORNIA PROTON TREATMENT CENTER
Healthcare // San Diego, California
The California Proton Treatment Center, located in San Diego, served as the first proton center in the U.S. to feature Varian’s ProBeam proton treatment system. This 125,000 square foot, five-room center features a full treatment planning suite and a research suite.
This center features a 250 MeV cyclotron, beam transport system and five treatment rooms including three rotational gantries and two fixed-beam applications offering the latest in pencil beam scanning.

THE SAGE
Multifamily // St. Petersburg, Florida
The Sage, located in downtown St. Petersburg, is a high-rise residential building located at 4th Avenue South near All Children’s Hospital and USF St. Petersburg. This luxury condominium features a 13-story main tower flanked by two mid-rise wings that address the adjoining residential neighborhood. The Sage includes a terrace level swimming pool, clubhouse and fitness center and views of Tampa Bay and downtown St. Petersburg.





P5 AT UNIVERSITY OF KENTUCKY
Parking and Innovation Center // Lexington, Kentucky
P5 is part of the University of Kentucky’s campus wide expansion and enhancements of its main entrance into campus. This project features 915 new structured parking spaces, a 12,000 square foot innovation center, 10,000 square feet of retail space and an expansive media mesh panel that streams content for the campus. This $34 million public-private partnership also includes updated streetscapes and utility work that supports the broader surrounding campus.

310 3RD STREET
Office // Neptune Beach, Florida
310 3rd Street, located in Neptune Beach, features 20,000 square feet of Class A office space a few blocks from the ocean. The project’s location puts its tenants’ steps away from downtown Neptune Beach’s vibrant shopping and dining venues. The project features large expansive balconies and floor-to-ceiling glass that provides exceptional panoramic views and covered parking located beneath the building. NineOaks provided owner’s representative services for the project including tenant improvement oversight for select tenants. The 310 3rd Street building was completed in the fall, 2022 and NineOaks currently provides property management services for the property.



BROUDY’S JULINGTON CREEK
Retail // St. Johns, Florida
Broudy’s Julington Creek is a new, 14,000 square foot, full-service beverage store located near Julington Creek in St. Johns, Florida. This new store will not only feature a traditional retail component but includes a large tasting room, event space and outdoor seating. The design of the store resembles the old Florida Cracker style design, historically appropriate in the Julington Creek area near the St. Johns River. The store’s interior will feature large, vaulted ceiling, open trusses and a rustic appearance. Broudy’s Julington Creek is redefining the experience for its customers by not only offering the widest variety in the market, but creating an unmatched shopping experience. Broudy’s was completed in Summer, 2023. .





FURCHGOTT’S
Adaptive Reuse // Jacksonville, Florida
Furchgott’s is an adaptive reuse of the historic Furchgott’s Department Store located at 128 W. Adams Street in downtown Jacksonville, Florida. Originally opened in 1942, this 60,000 square foot building has been largely vacant for the past few decades until it was acquired by Lotus Commercial USA in 2020. NineOaks was engaged as the project developer on behalf of the owner to convert the building into a mixed-use development featuring 40 residential apartments and over 3,800 square feet of ground level retail. NineOaks helped lead the effort to secure the necessary project incentives from the City of Jacksonville to help make the project a reality. The project was originally designed by Marsh & Saxelbye in the Art Deco Style and the development plan it to restore the building to its original look.



MOSH GENESIS
Cultural // Jacksonville, Florida
The Museum of Science and History (MOSH) is developing a new, state of the art, museum known as MOSH Genesis in downtown Jacksonville, Florida along the St. Johns River. This new 115,000 square foot museum will feature interactive and immersive experiences that cover the cultural, natural and innovation ecosystems that are the core of the MOSH experience. NineOaks serves as the project’s owner’s representative and provides project management services and coordination of project design, construction and exhibits. MOSH Genesis is currently under design and is scheduled for completion in 2027.



Jewish Community Alliance
Jacksonville, Florida
NineOaks currently leads the extensive renovation of JCA’s 90,000 square foot existing building which includes a new lobby with circulation desk, fitness center, group exercise rooms, locker rooms, new art and pottery studios, and an early childhood education center. The indoor and outdoor pools will also be incorporated in the renovation which will include a splash park and therapy pool. A new 12,000 square foot building will be constructed within the center courtyard which will house youth services, Jewish Federation, and JCA support staff. This project is under design with an anticipated construction start in September 2024.






Ponte Vedra Inn & Club
Ponte Vedra Beach, Florida
The Ponte Vedra Inn & Club is in the process of master planning for upgrading its Five-Diamond Resort in Ponte Vedra Beach. The plan includes redevelopment of the Surf Club and a new Sports Club to support fitness, aquatics and racquet sports activities. A redeveloped parking plan is also included. To support the redevelopment activities, various renovation projects are planned to provide temporary facilities to support membership needs. NineOaks provides owner’s representative services for this long-term project by managing all project team members, overseeing the master project schedule and budget for Gate Hospitality. Construction started in August 2024.

The Lodge & Club
Ponte Vedra Beach, Florida
The Lodge & Club at Ponte Vedra, a Four-Diamond Resort, is planning a redevelopment of the club’s fitness center. This new 20,000 square foot facility will provide its members and guests a state-of-the-art fitness experience featuring various group fitness options, a full kitchen and dining service, new resort-style pool, bar area and dining facilities. Equipped with spa options including whirlpool, cold plunge, steam and sauna, the new fitness center at The Lodge & Club will significantly upgrade the member and guest experience as part of this oceanfront resort. NineOaks serves as owner’s representative and development manager to St. Augustine Gateway (Broudy Brother, Ltd.)




St. Augustine Gateway
St. Augustine, Florida
St. Augustine Gateway is a mixed-use, mobility-oriented development in downtown St. Augustine, Florida. Spanning over five acres, this urban project will comprise 275 new residential apartments and over 25,000 square feet of retail along West King Street. A 700-space parking garage will be developed as part of a public-private partnership with the City of St. Augustine and this location is slated for a new commuter rail station that will connect St. Augustine to downtown Jacksonville. NineOaks serves as owner’s representative and development manager to Broudy Brothers, Ltd.






Ponte Vedra Inn & Club Racquet Club
Ponte Vedra Beach, Florida
To support the Ponte Vedra Inn & Club Racquet Club, NineOaks managed the development of a new Racquet Club located along A1A in Ponte Vedra Beach. The new 12-court tennis facility provides an identical court experience to the original facility located at the Ponte Vedra Inn & Club, which is currently under redevelopment. The project includes a Har-Tru playing surface, pro shop and facilities to support membership play.







Timuquana Country Club
Golf & Country Club / Jacksonville, Florida
Timuquana Golf and Country Club's renovation project encompasses the Men's Locker Room, Women's Locker Room, 19th Hole Bar, and Tennis Pro Shop. Through meticulous planning and execution, these sophisticated, state-of-the-art facilities significantly enhance the overall experience and reflect the club's unwavering commitment to excellence and member satisfaction.





Julington Creek Plantation
Community Development District / St. Johns, Florida
Julington Creek Plantation, situated in the heart of St. Johns, Florida, is a thriving community comprising approximately 5,800 homes. The neighborhood is undergoing a significant transformation with the comprehensive renovation of the Aquatics Center and Plantation Park, aimed at enhancing the community’s amenities. The newly upgraded Aquatics Center will feature a state-of-the-art 2-story Clubhouse, a Bar & Grille, Shade Pavilion, and a range of swimming facilities, including a Family Pool with a prominent Slide Tower, an Adult Pool, and a 10-lane Competition Pool. Plantation Park is being completely reimagined, offering modern playground equipment and an impressive 18-foot treehouse, providing an exciting and adventurous space for children to explore.








0 Second Street Office
Office / Jacksonville Beach, Florida
The Second Street Office building, located in Jacksonville Beach consists of 14,000SF of Class-A office space. This build to suit project features a podium style, three story building with a curtain wall system and exterior balconies. The project took very precise coordination and extensive planning as the team worked out of the ground driving piles and installing precast stormwater chambers all below two elevated structural slabs. NineOaks will also manage the Tenant improvement design and development as we program in a commercial kitchen, golf simulator, fitness center and new technology throughout the office space.
